Full Job Description

The Maintenance Assistant is a key member of the Estates Team, supporting the safe, efficient, and compliant maintenance of University Hospitals Birmingham NHS Foundation Trust facilities. The post holder will work alongside skilled Electrical, Mechanical, and Building Fabric tradespeople, assisting with maintenance, repairs, inspections, testing, and minor installation works across the hospital estate. They will respond to emergency, urgent, and routine maintenance requests, helping to ensure that patients, staff, and visitors experience a safe and functional environment at all times. The role involves using the CAFM system to record work activities, update job statuses, report defects, and support the management of maintenance information. The post holder will develop practical trade skills through on-the-job learning and formal training opportunities, while adhering to Health and Safety legislation, Trust policies, infection prevention procedures, permit-to-work systems, and statutory compliance requirements. Working as part of a multidisciplinary team, the Maintenance Assistant will communicate effectively with clinical and non-clinical staff, support specialist contractors, identify and escalate risks, and contribute to maintaining high standards across the estate. The role requires flexibility, good organisational skills, a willingness to learn new skills, and the ability to work in a physically demanding environment, including patient-occupied areas and challenging conditions. Main duties of the job Job Summary Continued: The position offers a structured development pathway for individuals seeking a career within NHS Estates and Facilities, supporting the Trust's vision of building healthier lives through its values of Kind, Connected, and Bold Main Duties & Tasks : Assist Estates trades staff in carrying out planned and reactive maintenance, repairs, testing, inspections, and installation activities across electrical, mechanical, and building fabric systems. Respond to emergency, urgent, and routine maintenance requests, ensuring work is completed safely and in accordance with service priorities. Operate and update the CAFM system to record work completed, report defects, monitor job progress, and maintain accurate maintenance records. Identify maintenance risks, safety concerns, and estate defects, escalating issues appropriately to support compliance and operational continuity. Use hand tools, power tools, access equipment, and maintenance plant safely and effectively following training and approved procedures. Support specialist contractors working on site and assist with engineering surveys, inspections, commissioning activities, and routine asset testing. Undertake minor building fabric repairs and contribute to maintaining the safety, security, and appearance of Trust premises. Comply with Trust policies, Health and Safety legislation, infection prevention requirements, permit-to-work procedures, and Estates operational standards., Assist with adverse weather responses, including flooding, snow clearance, gritting, and other activities required to maintain safe access and service delivery.
