Johnson & Johnson announced plans to separate our Orthopaedics business to establish a standalone orthopaedics company, operating as DePuy Synthes. The process of the planned separation is anticipated to be completed within 18 to 24 months, subject to legal requirements, including consultation with works councils and other employee representative bodies, as may be required, regulatory approvals and other customary conditions and approvals. In that case, details of any planned changes would be provided to you by DePuy Synthes at an appropriate time and subject to any necessary consultation processes., The Director, Real Estate Delivery - EMEA/APAC is accountable for the end-to-end execution of real estate transactions, projects, and portfolio initiatives across Europe, the Middle East, Africa, and Asia-Pacific. This role leads regional delivery teams and partners to execute DPS's global real estate strategy while navigating regulatory diversity, market variability, labor frameworks, and geopolitical considerations. Operating as the primary regional execution leader, this role translates global strategy, standards, and governance into locally compliant, business-ready delivery, ensuring speed, quality, cost discipline, and risk management across a highly complex and diverse regional portfolio. Scope of Role

  • Functional scope:Transaction management, project execution, regional portfolio delivery, lease administration, compliance
  • Geographic reach:Europe, Middle East, Africa,Asia-Pacific
  • Authority:Regional delivery ownership and execution accountability within global governance, standards, and approval frameworks, Regional Real Estate Delivery Leadership
  • Own and leadreal estate delivery across EMEA/APAC, ensuring consistent execution across markets with varying regulatory, commercial, and operational environments.
  • Serve as thesingle point of accountabilityfor regional execution performance.
  • Lead, develop, and coordinate regional RE delivery teams and matrixed partners.
  • Drivestandardization, governance, andbest-practicesharingacrossREdelivery teams to improve speed, quality, and controls.
  • Transaction & Portfolio Execution
  • Execute real estate transactions includingleases, renewals, expansions, exits, consolidations, and dispositions.
  • Partner with RE Governance & Strategy onbusiness case development, approvals, and prioritization, ensuring alignment to global strategy.
  • Oversee lease administration and documentation, ensuring compliance with local legal and regulatory requirements.
  • Supporttransformation initiatives, portfolio optimization, andlong-rangereal estate planningto align the portfolio with evolving business needs.
  • Project Execution & Performance Management
  • Overseeproject executionacross the region, ensuring adherence to approved scope, cost, schedule, and quality standards.
  • Applystandardized delivery models and best practiceswhile adapting execution to local market realities.
  • Proactivelyidentifyand manage delivery risks, including regulatory delays, stakeholder constraints, and market volatility.
  • Strategic Space & Site Delivery
  • Deliverstrategic space planning, workplace, and site initiativesaligned to global workplace and design standards.
  • Support site changes, relocations, expansions, and consolidations, including coordination with FM and Property Services for operational readiness.
  • Manage handoffs from project delivery to ongoing operations.
  • Compliance & Governance Adherence
  • Ensure all regional activitiescomply withglobal RE governance,approvalthresholds, and internal controls.
  • Navigate and managelocal regulatory, labor, and consultation requirements, including Works Councils where applicable.
  • Act as the regional escalation point for compliance, execution risk, and delivery challenges.
  • Deliver projects and services in compliance with applicablesafety, quality, regulatory, and company standards; partner with EHSS to embed safe execution.

  • Experience leadingEMEA and/or APAC regional portfoliosin a global enterprise
  • Bachelor's degreerequired; advanced degree preferred
  • Proven ability to lead through influence in a global, matrixed organization and manage multiple concurrent initiatives across diverse geographies and time zones.
  • Preferred
  • Master's degree (MBA or equivalent).
  • Experience leadingEMEA and/or APACregional portfolios in a global enterprise.
  • Background in medicaldevice,pharmaceutical, or other highly regulated industries.
  • Experience with workplace strategy, site consolidation, or portfolio optimization initiatives.
  • Familiarity with sustainability, energy efficiency, or green building standards.
  • Executive-levelpresentation, negotiation, stakeholder management, and change leadership capabilities.
  • Certifications such as PMP, RICS, or similar project/real estate credentials.
