The company is seeking an experienced and commercially minded Development Planner / Planning Manager to join its in-house team in Stockton-on-Tees. This is a key strategic position supporting site acquisition, planning promotion, and delivery across a growing land and development portfolio. The ideal candidate will have a strong understanding of the UK planning system and a proven track record in securing planning consents for residential-led schemes.,

• Lead the planning strategy for allocated development sites, from pre-acquisition through to permission.
• Manage planning applications, appeals, and the promotion of sites through Local Plans and strategic frameworks.
• Identify planning risks and opportunities, offering commercially sound advice to inform acquisition and investment decisions.
• Maintain strong working relationships with local planning authorities, stakeholders, and community groups.
• Provide planning input for land bids, promotional materials, and investment proposals.
  
  Strong knowledge of the UK planning process, including strategic land promotion and residential development.
• Proven ability to manage planning applications and coordinate external consultants.
• Strong commercial awareness and understanding of development viability and constraints.
• Excellent report writing, presentation, and stakeholder engagement skills.
• Based in (or willing to relocate to) Stockton-on-Tees or the wider Northeast region.
Desirable
• Experience working for a housebuilder, property developer, or strategic land promoter.
• Familiarity with the planning landscape across the Northeast.
• Experience in promoting sites through Local Plans and call-for-sites processes.
