Full Time - 37 Hours per week - Head Office Shrewsbury Avenue At Cross Keys Homes, we pride ourselves on putting customers at the heart of everything we do. We're looking for a proactive, customer-focused Voids and Lettings Adviser to join our busy Property Lettings team. About the role In this varied and rewarding role, you'll be responsible for delivering an efficient end-to-end voids and lettings service. You'll work closely with prospective tenants, internal teams, external partners, and local authorities to ensure empty homes are turned around quickly, safely, and to the right standard. You'll also support new residents to settle into their homes by ensuring affordability checks, tenancy sign-ups, and benefit support are completed to a high standard, with transparency and fairness at the core of our approach. What you'll be doing
- Managing the full lettings process for void and new build properties
- Carrying out void inspections, transfer inspections, and sign-ups
- Ensuring properties meet our Moving In Standards before re-letting
- Liaising with local authorities on nominations and ensuring compliance with lettings policies
- Conducting affordability assessments, rights-to-reside checks, and income/expenditure reviews
- Supporting new residents with welfare benefit eligibility and claims
- Visiting void properties to check utility meter status and addressing issues with suppliers
- Maintaining accurate records and providing clear audit trails of all lettings activities
- Identifying opportunities to improve processes and customer experience
Experience working in a customer-focused environment - Confident dealing with customers in person, by phone, and via email
- Strong administrative and organisational skills with excellent attention to detail
- Ability to handle complaints or challenging situations with professionalism and calm
- Competent in using Microsoft Office and housing or CRM databases
- A positive, proactive attitude with the ability to work at pace
- Able to work independently and as part of a wider team Desirable
- Understanding of Choice Based Lettings
- Knowledge of basic building maintenance
- Experience in property management or social housing lettings
- Familiarity with welfare benefits systems
- Experience using housing management systems Additional requirements
- Full UK driving licence and access to a vehicle
- Willingness to undertake and maintain a Basic DBS check
- Ability to travel independently across Cambridgeshire and surrounding areas
