Full Job Description

Job Title: Site ManagerRate of Pay: £14.88 Per Hour Contract: Permanent Type of Employment: Full TimeHours: 40 Hours Per WeekLocation: Royal Harbour Academy, Newlands Lane, Ramsgate, Kent, England, CT12 6RHRole Purpose

To manage the day-to-day operation of the school site, ensuring the building remains safe, compliant, secure, clean and fully operational to support teaching and learning. The Site Manager acts as the key on-site contact for the school and FM team.

Key Responsibilities

Health & Safety

-Ensure compliance with all health, safety and statutory requirements.

-Complete site inspections and compliance checks.

-Report and escalate risks promptly.

Maintenance & Facilities

-Manage reactive and planned maintenance activities.

-Carry out minor repairs where appropriate.

-Monitor contractor performance and quality of works.

-Maintain site fabric, services and external areas.

Site Operations

-Open, secure and maintain the school site.

-Support school events and lettings.

-Ensure the site remains clean, safe and fit for purpose.

Helpdesk & Compliance

-Review Helpdesk jobs daily.

-Ensure PPMs and reactive tasks are completed on time.

-Maintain accurate records and documentation.

-Lead and support caretaking and cleaning teams.

-Allocate work and monitor standards.

-Conduct regular team briefings and handovers.

Customer Service

-Build strong relationships with Headteachers and school staff.

-Respond positively and professionally to customer requests and concerns.

-Maintain a visible presence around the school.

Facilities management, building maintenance or caretaking experience.

-Knowledge of health & safety and compliance requirements.

-Experience managing contractors and site activities.

-Good communication and organisational skills.

-Proficient in using CAFM/Helpdesk systems.

Success Measures

-Safe and compliant site.

-PPMs completed on time.

-Reactive jobs managed effectively.

-Positive customer feedback.

-High standards of presentation and security.

-No avoidable disruption to school operations.
