Senior Surveyor

We're seeking an experienced RICS-qualified Senior Surveyor to lead property management operations for our commercial portfolio. In this client-facing role, you'll manage multiple properties, oversee financial performance, ensure regulatory compliance, and drive operational excellence while serving as the primary relationship manager for key stakeholders.,

• Act as primary client contact for all property-related matters, operating within delegated authority and business plan parameters
• Build and maintain strong relationships with occupiers, providing expert guidance on building operations and lease obligations
• Lead regular client communications and meetings with senior stakeholders
• Manage seamless onboarding of new properties into the management portfolio
Financial Management & Reporting
• Prepare, monitor, and manage service charge budgets across assigned property portfolio
• Produce quarterly variance reports and complete annual service charge reconciliations in accordance with RICS standards
• Process and authorize purchase orders and invoices via Yardi Voyager within agreed financial protocols
• Identify and implement cost-saving initiatives across operations, services, and supplier contracts
Property Operations & Compliance
• Oversee reactive maintenance delivery and day-to-day service provision to optimize property performance
• Develop and maintain robust health and safety arrangements in collaboration with clients and contractors
• Lead response to risks identified in independent Risk Assessments and Site Compliance inspections
• Manage insurance claims related to on-site incidents, coordinating with insurers and loss adjusters
• Proactively monitor vacant/void properties in accordance with management contracts and best practices, Ensure data integrity and accuracy of all property information within assigned region
• Utilize and enhance standard templates and documentation to improve efficiency
• Maintain comprehensive property records within property management systems
Lease & Contract Administration
• Demonstrate expert understanding of commercial lease terms, particularly estate management and service provision obligations
• Work with Facilities Manager to ensure compliant procurement of supplies and services
• Manage supplier relationships and service contracts to balance quality and cost-effectiveness
  
  RICS qualified (AssocRICS or MRICS)
• Advanced service charge management expertise, including budget preparation, reconciliation, and RICS compliance
• Proven client relationship management with demonstrated ability to engage senior stakeholders
• Experience with Yardi Voyager or comparable property management platforms (e.g., MRI, Qube)
• Strong financial acumen including budget management, variance analysis, and reporting
• Excellent communication skills - both written and verbal, with experience presenting to senior audiences
• Valid UK driving license and access to a vehicle for business use, Experience managing multiple asset classes (office, retail, industrial, mixed-use)
• Minimum 3 years' experience in commercial property and asset management
• Knowledge of sustainability practices and ESG considerations in property management
• Leadership experience mentoring junior team members or managing small teams
• Additional property-related qualifications (e.g., IOSH, NEBOSH, sustainability certifications)
• Experience with lease advisory or asset management strategy
