Full Job Description

We are looking for an experienced, motivated Rural Surveyor to join our growing consultancy team in Henley-on-Thames. You will work with a diverse portfolio of rural, agricultural, residential and mixed-use clients, delivering Red Book valuations, landlord and tenant advice, and a broad range of rural and general practice consultancy services. Our work spans farms, estates and a wide variety of rural assets. We're seeking someone with strong technical capability, commercial awareness and excellent communication skills - someone confident providing strategic advice and enthusiastic about developing new business opportunities. You will support existing estate management clients while also taking on a substantial pipeline of new valuation and consultancy instructions across the region.,

  • Agency: Prepare marketing reports and appraisals for rural and residential property; manage advertising, negotiations and sales progression through to completion.
  • Red Book Valuation: Deliver high-quality valuations across a wide range of rural and residential assets.
  • Rural Payments & Grants: Advise on RPA matters, including CSS, SFI and other available schemes.
  • Estate & Farm Management: Manage in-hand farming operations, CFAs, FBTs and a variety of licences for retained clients.
  • Planning: Prepare and submit planning applications for a varied client base.
  • Landlord & Tenant: Provide strategic advice to agricultural landlords and tenants.
  • Business Development: Work collaboratively to identify and secure new opportunities.
  • Tax-related Consultancy: Apply relevant tax principles within valuation and consultancy work.
  • Reporting: Produce clear, accurate and professional written reports.
  • Team Contribution: Support a positive, collaborative team culture.

    MRICS qualified, ideally an RICS Registered Valuer, with 1-5 years' PQE.
  • Strong numerate, analytical and technical ability.
  • Proven experience in agency, valuation and development.
  • Excellent written communication skills, including Red Book reporting.
  • Ability to manage your own workload and meet tight deadlines.
  • Genuine affinity with farming and the rural sector - essential.
  • Confident networker with the ability to build strong client relationships.
  • Organised, accurate, tech-literate and commercially aware.
  • Strong problem-solving skills and a proactive, "can-do" approach.
  • A supportive team player who thrives under pressure.
  • Full, clean UK driving licence and access to your own vehicle.

    Simmons & Sons was founded by William Simmons who came from Banbury in 1802 and it continued, via his son William, on a family basis to the end of the 19th Century when the then Partners Charles Simmons and his two sons Sir William Anker Simmons and Franklin Simmons took into partnership Mr Edward Harry Dee of Henley.
  • Franklin Simmons, the great-nephew of the founder, opened the Basingstoke office towards the end of the 19th Century and following the acquisition of the Basingstoke firm, Jennings & Rainbird, Simmons & Sons began a long involvement with the Basingstoke and Reading cattle markets. At the conclusion of the First World War a knighthood was bestowed on Sir William Anker Simmons for his services to agriculture. Today our current Partners hold a wealth of property and real estate experience and remain true to the original principles of service and integrity that have been at the core of the firm since 1802. Simmons & Sons operate from the historic centres of Henley-on-Thames, Marlow and Basingstoke with an additional rural professional services office on the Peper Harow Estate near Guildford.
