Full Job Description
The Property Manager is a key member of the Property Management team andis responsible fora high-quality service delivery and exceptional efficiency in running our developments.You will play a vital part in delivering a first-class service to residential properties withinan allocatedportfolio,in accordance withRICSand ARMA-Q best practice.,
- DeliverPropertyManagement servicesin accordance withstrict KPI's, ManagementAgreement Contracts,Development Lease,RICS codes of practice, Statutory and best practice procedures
- Procurement of external contractors, preparing specifications, obtainingtendersand awarding contracts. Always ensuring value for money (tendering in line with company procedures)
- Valuing and approving contractor applications for payment
- Maintain a register of all utilities and insurances andassistwith the procurement for new supplies and at the time of renewal
- Ensure that theProperty Management systemsand various reporting toolsremainsup to date
- Preparation of necessary reports for Property Management, Client Board and AGM's meetings
- Take responsibility and be accountable for agreed targets and policies - ensuring compliance with legislation, company policies and procedures
- Produce budgets, including reserve funding for the forthcoming years forClientapproval
- Carry out regular site visits to ensure all buildingsand assetsare in good order. Ensure Health & Safety regulations are adheredto,and that General and FireRisk assessment recommendations areimplementedas necessary
Excellent knowledge of current legislation - Wellorganisedand able tomultitaskacrossvarious projects and portfolio priorities
- Excellent communication skills, both verbal and written
- AIRPM or RICS qualification
- Experience with cladding remediation& major projects
- Financial acumenand excellent budget experience
- Experience with reporting torange of Stakeholders includingfreeholders,management companiesetc.
- Problem solving and decision-making skills
- Passionate about customer service
- IT Literate (experience of using In-house systems)
- A full UK driving licence and your own vehicle (where possible) This role may be subject to a satisfactory disclosure from the Disclosure and Barring Service (DBS check).
