Job objectives and responsibilities Responsible for carrying out planned and reactive maintenance on electrical systems and equipment across various sites. You will also ensure compliance with the 18th edition wiring regulations and Part P of the Building Regulations. Main duties · Planned Preventative Maintenance (PPM): Carry out all scheduled Planned Preventative Maintenance tasks in line with the maintenance programme and contractual requirements. Ensure all work is completed within agreed timescales, maintaining detailed and accurate records of inspections, testing, and servicing activities through the company's work order and reporting systems. · Reactive Maintenance and Repairs: Respond promptly to reactive maintenance requests across multiple sites, diagnosing faults and carrying out repairs efficiently to minimise downtime and disruption to building operations. Prioritise tasks according to urgency and service level agreements. · Electrical Testing and Maintenance: Perform electrical inspections, testing, fault finding, and repairs on building electrical systems and associated equipment. Ensure all electrical works comply with current regulations, standards, and safety requirements. · Compliance with Health & Safety Regulations: Carry out all duties in accordance with relevant health and safety legislation, company policies, and safe working procedures. Ensure risk assessments and method statements are followed and maintain a safe working environment for both staff and building occupants. · Client and Contractor Liaison: Communicate effectively with clients, site managers, and external contractors to coordinate maintenance activities, report progress, and ensure work is completed to the required standards. · Technical Support and Team Collaboration: Provide technical advice and assistance to colleagues and other team members when required. Share knowledge and best practices to support the efficient operation of the engineering team. · Building Management System (BMS) Fault Finding: Monitor and resolve faults within Building Management Systems to ensure the efficient control and operation of building services including heating, ventilation, and cooling systems. · FGAS Compliance Inspections: Carry out annual F-Gas inspections and leak detection checks on refrigeration and air conditioning equipment in accordance with environmental and regulatory requirements. · Authorised Person (AP) Duties - Electrical / Mechanical: Undertake responsibilities as an Authorised Person where required, ensuring systems are operated safely and in line with company procedures and statutory regulations. · Maintenance of Building Plant and Equipment: Inspect, maintain, and fault find on a wide range of building plant and equipment including pumps, pressure sets, and HVAC systems, ensuring optimal performance and reliability. · HVAC Systems Maintenance: Service and maintain systems including VRV/VRF systems, split units, air handling units (AHUs), fan coil units (FCUs), VAV systems, and associated controls, ensuring systems operate efficiently and within design parameters. · Water Hygiene Compliance (L8): Carry out monitoring and maintenance tasks associated with Legionella control (L8) including temperature checks, flushing regimes, and record keeping in accordance with water hygiene regulations. · Pump and Pressure Set Maintenance: Inspect, service, and repair pumps and pressure systems, ensuring correct operation and identifying faults before they impact system performance. · Local Control Systems: Diagnose and maintain local control systems for mechanical and electrical equipment, ensuring proper integration with BMS and efficient system functionality. · Documentation and Reporting: Complete all relevant documentation including service reports, inspection records, and compliance paperwork accurately and promptly. · Permit to Work Systems: Demonstrate a strong understanding of Permit to Work (PTW) procedures, ensuring all high-risk activities are properly authorised, controlled, and carried out in accordance with site safety policies. Responsible for implementing and adhering to permit systems for activities such as electrical isolation, hot works, confined space entry, and other controlled tasks to ensure full compliance with health and safety regulations. · PDA / Digital Job Management: Competent in the use of PDA (Personal Digital Assistant) systems to receive, update, and close work orders, record maintenance activities, upload compliance documentation, and communicate job progress in real time to ensure accurate reporting and efficient workflow management. Person Specification Experience & Qualifications · NVQ Level 3 in Electrical Installation or equivalent · City and Guilds Wiring Regulations BS7671:2018 plus amendments · City and Guilds AM2 Practical Assessment

  • · Full UK driving licence and willingness to travel to different sites · Periodic Inspection and Testing of Electrical Installations 2391 (preferable but not essential) · Minimum of 5-year post qualification experience in a similar environment.
