Full Job Description

We are looking for a Caretaker to join our Estate Services team based in West Bromwich. Working as part of a team of 9, this role will combine elements of general grounds maintenance and caretaking duties of properties and schemes throughout the Midlands. Your main patch will be West Bromwich and the surrounding areas, however, you might be asked to cover other sites as and when required to carry out compliance testing. As this is a fully mobile role a company van and tools will be provided to complete tasks. We are looking for a proactive individual who will complete tasks in a timely manner but to a high quality and who works well within a team.

The role of Mobile Caretaker will include:
- Undertaking general caretaking duties including internal block cleaning, litter picking, cleaning and clearing of bin stores and bulky waste removal
- Carrying out compliance testing for fire panels, water tests and emergency lighting
- Grounds maintenance tasks including lawn mowing, hedge trimming, weed spraying and general upkeep
- Compliance testing
- Working with customers to identify faults, resolving issues and improving services
- Completing all documents and paperwork concerning tasks completed
- Ensuring tools and equipment are maintained in good condition and continue to be suitable for required tasks
- Responding positively to complaints and breakdowns in service delivery to meet customer expectations
- Carrying out all hazardous tasks such as spraying, in accordance with supplier guidelines ensuring relevant records are maintained to comply with health and safety and legal requirements
- Using equipment and materials in a safe manner as instructed and in accordance with risk assessment and the manufacturer's guidance

Experience in a similar role or completing similar tasks
- Practical experience in operating hand tools and light machinery
- Some experience of working to deadlines and prioritising workloads
- Attention to detail in terms of getting property to a standard where we can move new customers in
- Working knowledge of Health and Safety legislation
- Excellent communication and customer service skills
- This role will involve driving on company business. To drive a company vehicle, drivers must hold a full valid UK driving licence, Disability Confident
