Full Job Description
We're looking for an experienced and proactive Lettings Coordinator to join a busy and successful office in Nuneaton. This is a hybrid role that blends the responsibilities of a Senior Lettings Negotiator and a Property Manager, making it ideal for someone who enjoys variety and wants to be fully involved in the lettings lifecycle.
You'll play a key role in both generating and progressing business, while also ensuring properties and tenancies are managed to a high standard. From conducting viewings and negotiating deals, through to overseeing check-ins, check-outs, and tenancy coordination - this is a hands-on, fast-paced position where no two days are the same.
Key Responsibilities
Registering and qualifying tenants, understanding their needs and matching them to suitable properties
Arranging and conducting viewings, negotiating offers, and agreeing lets
Managing the tenancy process from offer agreed through to move-in
Coordinating check-ins and check-outs, ensuring a smooth and professional experience for all parties
Liaising with landlords, tenants, and contractors to maintain strong relationships
Supporting with property management duties, including maintenance coordination and issue resolution
Ensuring all compliance, legal and regulatory requirements are met
Generating new business opportunities through applicant management, referrals, and local knowledge
Supporting the wider team to achieve office targets and maintain high service standards
Previous experience in lettings (Negotiator, Senior Negotiator, or Property Management)
Strong understanding of the lettings process from enquiry through to move-out
Confident communicator with excellent customer service skills
Highly organised with the ability to manage multiple tasks in a busy environment
Proactive, driven, and commercially aware
Professional, well-presented, and team-oriented
Full UK driving licence and access to a vehicle
Competitive basic salary of £30,000 - £32,500 with realistic OTE of £40,000 - £45,000
