Full Job Description

As a Land Manager, you will play a key role in driving the region's growth through land acquisition.

You will be responsible for:

Identifying, sourcing and securing land opportunities across the target regions

Driving land acquisition strategy to support business growth and delivery targets

Leading negotiations with landowners, agents and stakeholders

Supporting investment decisions through robust site appraisal and commercial insight

Managing risk and opportunity throughout the acquisition process

Collaborating with internal teams to ensure successful site progression

We are seeking a high-calibre, commercially astute Land Manager to play a pivotal role in strengthening our land function and driving the continued growth of our development portfolio.

You bring a proven track record in land acquisition within the housebuilding or property sector, with demonstrable success in sourcing, negotiating and securing high-quality sites. You possess in-depth market knowledge across Kent, and/or surrounding Home Counties, supported by a well-established network of agents, landowners, and key regional stakeholders.

You are a confident and credible dealmaker, comfortable leading complex negotiations and navigating opportunities from initial identification through to completion. With strong commercial acumen, you rigorously assess viability, challenge assumptions, and ensure all opportunities align with strategic objectives and return expectations.

Thriving in a fast-paced, performance-driven environment, you combine strategic thinking with a hands-on, proactive approach. You are highly active in the market, spending significant time sourcing opportunities, while working collaboratively with planning, technical and commercial teams to maximise site potential.

You are an influential communicator, able to build trust and drive outcomes across a wide range of stakeholders, both internal and external, consistently securing the best possible commercial position for the business., You are a results-driven land professional who thrives on sourcing opportunities and closing deals.

You will bring:

Proven experience in a Land Manager / Senior Land Buyer role

Strong knowledge of the Kent and/or surrounding Home Counties land markets

A successful track record of land acquisition and deal negotiation

Strong commercial and financial acumen

Excellent relationship-building and networking skills

The ability to work autonomously while contributing to a wider team strategy

A proactive, field-based approach to sourcing land opportunities

This is a hybrid role, with a requirement to be in our Hatfield office a minimum of one day per week, with the remainder of your time focused on sourcing land opportunities across the region.
