Holly Bush, Wrexham - Wrexham
RUN THE HOLLY BUSH, WREXHAM
Community Wet Agreement
Overview
The Holly Bush is a well-established community pub located in the village of Cefn-y-Bedd, serving the wider Llay and Wrexham area. Positioned on a busy route connecting Wrexham, Ruthin and Mold, the pub benefits from strong local support, a family-oriented customer base and excellent visibility. Following significant investment earlier this year, The Holly Bush offers an exciting opportunity for a community-minded operator to build on strong foundations and take the business to the next level.
The Business
Currently trading at approximately £11,000 per week, with a 60/40 wet to dry sales split, The Holly Bush combines a successful food offer with a welcoming community atmosphere. The pub features four distinct trading areas, including dedicated dining spaces and a separate social area complete with pool table and darts board. Open fires create a warm and inviting feel throughout the year, while the large beer garden and extensive car park make it a popular destination during the summer months.
The pub enjoys a strong reputation locally and attracts a broad mix of guests, including families, regular drinkers, local groups and visitors from the surrounding area.
The Opportunity
Having recently benefited from significant investment, The Holly Bush is perfectly positioned for its next chapter. Whilst the pub has established itself as a successful food destination, the largest opportunity lies in further developing the community and wet-led aspects of the business. By increasing social occasions, strengthening the drinks offer, growing local engagement and creating more reasons for guests to visit throughout the week, there is clear scope to increase trade.
With the right operator leading the business, The Holly Bush has the potential to achieve in excess of £14,000 per week.
Who We're Looking For
We're looking for a hands-on operator who enjoys being at the heart of their local community. You'll have a passion for delivering great hospitality, building relationships with regular customers and creating a welcoming environment that keeps guests coming back.
Experience in developing wet sales, driving local engagement and maintaining strong standards across all aspects of the business will be important. You'll also have the commercial awareness to identify opportunities, grow revenue and maximise the pub's full potential.
What's in it for you?
22% share of weekly sales excluding VAT, plus a guaranteed annual retained sum of £25,000 released weekly. Low ingoing costs start with a £5,000 deposit and £360 legal cost. Separate owner's accommodation is included, with most bills covered except council tax and TV Licence.
Ready to take the next step?
Run The Holly Bush and become part of a thriving local community. If you're ready to build on an established business, grow wet trade and create a pub at the heart of village life, enquire today.
