Hermitage Inn, Warkworth presents an exciting opportunity to take on a successful pub with rooms in one of Northumberland's most picturesque and sought-after coastal locations. Situated on the high street in the thriving market town of Warkworth, the pub benefits from stunning surroundings including the river, beach and historic castle, attracting both a strong local community and year-round tourist trade.

The business currently generates around £8,000 per week in sales, with a mix of 60% wet, 35% food and 5% rooms. The pub offers five letting rooms with bed and breakfast, a popular Sunday carvery, a spacious drinking area and an attractive outdoor patio, providing multiple revenue streams and a strong platform for future growth.

There is a clear opportunity to increase trade to £10,000+ per week by growing wet sales, driving additional events and activity throughout the week, and maximising the potential of the letting rooms through improved marketing and online presence. We're looking for an experienced, community-focused hospitality operator with a strong food background, high-volume trading experience and the ability to use digital marketing and social media to attract both local and visiting customers.
