Overview:


The Grapes Inn is a fantastic traditional community pub located in the heart of Newchapel, Kidsgrove. Well known for its welcoming atmosphere, strong local following and community spirit, it attracts regular residents, community groups and pub teams throughout the year, with additional visitors from surrounding villages during the summer months. With weekly sales of approximately £3,500, generated 100% from wet trade, this is an excellent opportunity for an operator to build on an established community business and introduce a food offer for the first time.


The business:


The pub features a lounge on one side, a bar on the other and a central servery that efficiently serves both areas. To the rear, guests can enjoy a covered beer terrace leading to a large grassed beer garden, perfect for summer trading, community events and social gatherings. Supported by a loyal customer base and strong reputation within the village, the business benefits from regular pub teams, community groups and year-round wet sales.


The opportunity:


Following an upcoming operator transition, the next operator has the chance to build on The Grapes Inn's strong community foundations while introducing their own food offer. The pub benefits from a small but capable catering kitchen, providing the opportunity to develop a simple hot food menu to complement the existing wet-led trade. Key growth opportunities include expanding the pub's rhythm of the week activities, developing food sales and continuing to strengthen community engagement through events, teams and local groups.


Who we're looking for:


We're looking for an operator, couple or team with some food experience and a passion for community pubs. You'll have strong relationship-building skills, a customer-focused approach and the ability to maintain the pub's excellent standards, including its reputation score of 800 and 5-star food hygiene rating. Most importantly, you'll be confident in growing both wet and food sales while remaining at the heart of the local community.


What's in it for you?


20% share of weekly wet sales excluding VAT, and keep 100% of any food sales. Low ingoing costs start with a £5,000 deposit and £360 legal cost. Separate owner's accommodation is included, with most bills covered except council tax and TV Licence.
