Estates Building Operations Manager

The Estates Building Operations Manager is responsible for the day-to-day management of building maintenance services across the Trust estate, ensuring that buildings are safe, compliant, and fit for purpose. Reporting to the Head of Estates, the post holder will provide specialist technical advice, oversee maintenance and improvement projects, manage operational teams and budgets, and ensure compliance with statutory and NHS estate requirements. The role also supports the delivery of the Trust's Estates Strategy and Capital Programme and participates in the Estates Managers On-Call rota.

• Manage the day-to-day delivery of building maintenance services across the Trust estate.
• Lead building fabric inspections, condition surveys, and the development of planned maintenance programmes.
• Provide specialist technical advice on building maintenance, construction, compliance, and property-related matters.
• Prepare specifications, procure works and services, and manage building maintenance and improvement projects.
• Ensure compliance with statutory legislation, Health and Safety requirements, Building Regulations, HTMs, HBNs, and Trust policies.
• Lead on building-related compliance matters, including asbestos management and Equality Act requirements.
• Manage and develop Estates staff, undertaking performance reviews, training needs assessments, and staff development activities.
• Act as a designated budget holder, monitoring expenditure and ensuring value for money.
• Maintain accurate records relating to building condition, maintenance activities, and statutory compliance.
• Develop effective working relationships with internal departments, contractors, consultants, and external stakeholders.
• Undertake risk assessments and implement appropriate control measures to minimise estate-related risks.
• Participate in the Estates Managers On-Call rota and respond to estate-related emergencies and incidents as required.
• Undertake Authorised Person responsibilities within designated disciplines following appropriate training and competency assessment
