ROLE EXPECTATIONS You will be the visible, go-to presence on the estate, keeping communal areas immaculate, safe and well presented. Most days you'll rotate through cleaning, waste management, light maintenance, reporting repairs and supporting contractors, while providing helpful, courteous support to residents and visitors. WHAT SUCCESS LOOKS LIKE
- Communal areas, entrances and lifts are consistently spotless and well presented throughout the day.
- Bins and recycling are managed proactively, with collections coordinated and bin stores kept clean and safe.
- Health and safety checks are completed on time, documented accurately and issues escalated promptly.
- Minor defects are identified early and resolved or reported before they impact residents.
- Residents and visitors feel welcomed, informed and supported through professional, friendly interactions.
- The estate team communicates smoothly, with clear handovers and timely updates to the management office. HOW YOU'LL SPEND MOST OF YOUR TIME
- Cleaning internal and external communal areas, including lobbies, corridors, lifts and bin stores.
- Managing waste and recycling processes, moving bins for collection and maintaining tidy stores.
- Carrying out routine site inspections, H&S checks and reporting hazards or maintenance needs.
- Completing light maintenance such as bulb changes, basic repairs and touch-up tasks.
- Supporting contractor visits by granting access, overseeing work areas and providing updates.

You're reliable, self-motivated and comfortable working to a structured daily routine. - You communicate clearly, stay courteous under pressure and value teamwork.
- You notice the small details, act quickly on issues and keep accurate records.
- You're physically fit for a role that involves walking, lifting bins and hands-on tasks. EXPERIENCE THAT HELPS
- Previous work in estates, facilities, housekeeping, hospitality or grounds care.
- Experience with waste and recycling processes in a residential or commercial setting.
- Familiarity with basic maintenance tasks and using cleaning equipment safely.
- Comfortable using a smartphone or tablet to complete checks and log issues.
- Working knowledge of site safety, manual handling and safe systems of work., All applicants must be eligible to live and work in the UK. Documentary evidence of eligibility will be required. Appointment is subject to a valid DBS check.
