Full Job Description
Can you spot the next great development opportunity and turn it into quality new homes? We're looking for a commercially minded Development Lead - New Business to identify, assess and secure development opportunities that support our growth ambitions. You'll work with colleagues and partners to turn promising sites into well-designed, viable schemes that make a real difference to our customers and communities. From initial appraisal through to handover, you'll bring together the commercial, financial and practical detail needed to give each scheme the best possible start. You'll build positive relationships with developers, local authorities, contractors, consultants, solicitors and funders, while keeping our customers at the heart of your decisions. You'll bring a background in development within a registered housing provider and a good understanding of the social housing sector. Commercially confident and organised, you'll be comfortable managing competing priorities, budgets, financial appraisals, risk and contractual information. Working with local authorities and property developers on development, construction or regeneration projects will be important. Knowledge of SDS ProVal or Homes England's IMS system would be helpful, but it isn't a dealbreaker. You'll need a full UK driving licence, access to a vehicle and appropriate insurance for work purposes. What you'll be doing
- Assessing sites and completing financial appraisals
- Negotiating commercial terms and managing risk
- Developing viable, deliverable schemes that reflect local needs
- Guiding schemes through approvals, funding and key milestones
- Working with colleagues and partners to progress each scheme
- Providing clear reports and a comprehensive handover to Programme Delivery
You'll join a friendly, supportive organisation with an amazing culture and a real focus on health and wellbeing. Alongside competitive benefits, including private healthcare options and discount schemes, you'll have brilliant opportunities to grow and develop in a team where your judgement is trusted, your ideas are welcomed and your knowledge is valued. Best of all, your work will help us provide quality homes and services that enable people and communities across our region to thrive. We're proud to be Investors in People Platinum accredited - recognition of our commitment to giving our people the best possible experience at work. To start your Futures journey, take a look at our Role Profile. Please note that we may contact candidates or close the vacancy before the advertised closing date. Futures is a great place to work with a fantastic, positive and 'can do' culture supporting our people to deliver fantastic results. Every one of our team members is helping us achieve our vision of 'Great places, great services and great tomorrows' for people and communities across the East Midlands. We don't just provide homes - we support our customers, helping them to thrive and to achieve this we all need to thrive in our jobs too. So, we invest in our people to give them the skills, the tools and the flexibility to do a great job.
