Full Job Description
Birmingham City Council are seeking a proactive and experienced Repairs Contracts Works Officer to support the effective delivery and management of responsive repairs, maintenance, and capital works across the Council's housing stock in the North of the City. The postholder will play a key role in ensuring repairs are delivered efficiently, contract performance is maintained, resident safety is prioritised, and service quality is consistently achieved. You will act as a technical and operational link between contractors, internal teams, and residents, ensuring works are completed to programme, budget, and required standards. This is an essential role in supporting the Council's responsibilities as a landlord and maintaining safe, well-maintained homes.,
- Support the management and monitoring of repairs and maintenance contracts to ensure compliance with relevant legislation, policy, and contractor contractual obligations.
- Strong technical knowledge, with the ability to diagnose building defects and specify solutions
- Excellent communication and interpersonal skills, with the ability to build effective relationships
- Experience managing contractors and ensuring high quality service delivery
- A proactive and organised approach, with the ability to manage a varied workload
- Assist with contract performance management, including monitoring KPIs, service delivery, costs, and contractor compliance.
- Investigate customer complaints, councillor enquires, Ombudsman enquries, defects, and service failures, ensuring issues are resolved promptly and effectively.
- Liaise with contractors, internal colleagues, and residents to coordinate access, works delivery, and customer communication.
- Maintain accurate records, reports, and documentation, supporting audits, performance reporting, and compliance requirements.
- Support continuous improvement in service delivery, resident satisfaction, and health and safety standards.
- Contribute to risk management, safeguarding, and health & safety processes related to repairs and maintenance works.
A relevant qualification in building, construction (e.g. ONC/D, BTEC in Construction, Building Surveying, Building Services, or demonstrable equivalent) - Knowledge of housing repairs legislation, building maintenance standards, and landlord compliance responsibilities. Experience
- Experience of working in a housing repairs, maintenance, or property compliance environment, preferably within housing or local authority settings.
- Experience of monitoring contractor performance and quality of works.
- Experience of inspecting or overseeing repairs and maintenance works across residential properties.
- Experience of working with residents/customers and handling service issues or complaints. Skills, Knowledge and Abilities
- Sound working knowledge of housing repairs processes, building maintenance standards, and landlord responsibilities.
- Ability to interpret technical reports, specifications, and repair-related documentation.
- Strong organisational skills with the ability to manage multiple tasks and priorities.
- Good written and verbal communication skills, including report writing and customer engagement.
- Ability to work collaboratively with internal teams and external contractors.
- Competent IT skills, including the use of housing management or repairs systems.
- A proactive, problem-solving approach with attention to detail and quality.
- Full UK driving licence and access to a vehicle is essential for this role.
