Community Food Pub Partner Opportunity

Overview:

The Cheshire Line is a distinctive food-led pub in Cheadle, close to Cheadle Village, Didsbury and Manchester. Set beside the train tracks and next to a busy garden centre, it attracts locals, walkers, families and destination diners for quality pub food, Sunday carvery, events and private functions. With weekly sales around £7,000 and potential to grow to £10,000-£12,000, this is a strong opportunity for the right pub partner to build reputation and sales.

The business:

The pub has around 120 covers, giving plenty of space for everyday dining, Sunday carvery, local groups, functions and events. Trade is strongly food-led, with an approximate 85% dry / 15% wet split, supported by a company menu, flexible trading areas and demand from Cheadle, Didsbury and the wider Manchester area.

The opportunity:

The next operator can strengthen the carvery and food offer, grow wet sales, make better use of the large trading space and rebuild the pub's local reputation. There is clear potential to develop private functions, events, entertainment and community links, turning the Cheshire Line into a go-to pub restaurant and events venue in Cheadle.

Who we're looking for:

We're looking for an experienced food-led pub operator with strong hospitality standards, leadership skills and commercial awareness. Food experience is essential and carvery experience would be a real advantage. You'll need the confidence to drive standards, build local relationships and grow a pub with plenty of upside.

What's in it for you?

This is a Marston's Community Food partnership agreement with a 26% share of weekly sales excluding VAT and a guaranteed retained sum of £35,000 per year, paid weekly. Ingoing costs include a £5,000 deposit and £360 legal cost. Accommodation is available where applicable, with Marston's support including AOM support, marketing, training, investment and recognition.
