Full Job Description

Take the lead on major asset investment programmes and make a real difference to social housing residents' lives. You'll manage multi-million pound capital works and drive innovative solutions to tackle critical housing issues like damp and mould. Your role is all about actively dealing with and responding to any queries, complaints, and claims relevant to asset delivery-based services and liaising with legal representatives and insurance advisors. You'll also provide technical advice to the organisation, employees and external partners and agencies., You'll deliver capital and planned maintenance works within budget, timescale and quality standards. Your focus will be on proactive solutions that improve residents' homes.

  • Monitor and support damp and mould interventions through professional technical services
  • Develop working relationships with repairs, maintenance and neighbourhood teams
  • Oversee day-to-day operations of major works programmes with contractors
  • Provide technical advice to stakeholders and represent the team at meetings
  • Undertake site visits across geographical areas to resolve contractor issues
  • Handle customer queries and complaints in line with policies
  • Support the Asset Investment Manager with strategy development and implementation
  • Prepare documentation, tenders, specifications and cost estimates
  • Check and certify all documentation including interim and final accounts
  • Assist with insurance and disrepair claims management
  • Produce weekly and monthly performance analysis and KPIs
  • Research new technologies, design specifications and best practice, Adopt a proactive approach to improve service delivery including creating specifications to drive improvements
  • Prepare deed or conveyance plans and surveys for Right to Buy or Right to Acquire applications
  • Identify trends in underperformance and produce action plans with timescales
  • Be a role model for Health and Safety, challenging unsafe practices
  • Experience of change management and bringing colleagues along on new ways of working

    HNC or equivalent or relevant experience within the construction industry
  • Current full UK driving licence
  • Experience of successfully managing budgets
  • Working knowledge of contract or project management and standard contract types
  • Experience of using standard forms of contracts
  • Experience of successfully managing contractors
  • Experience of producing tenders, specification, schedule of works and estimates
  • Understanding of practical Health & Safety practices and evidence of delivering accident-free environments
  • Ability to plan and procure works to deliver organisational targets whilst ensuring commercial awareness
  • Resilience. Working in social housing is challenging but rewarding, you'll be helping to bring real change to our customer's lives
