Full Job Description

Hill are looking for a bright ambitious Sales Executive to secure reservations, contract exchanges and legal completions of new homes in line with company targets. You will maintain the presentation of the sales areas to the highest standards. You will also deliver the company's customer journey and give the highest level of customer service.

You will:

  • Achieve reservations in line with the company's targets.

  • Achieve the best possible price for all property sales within the authorised negotiation margins as laid down by the GSMD

  • Make contact with all potential customers who have registered an interest via website, telephone calls and other methods.

  • Maintain accurate sales records of all visitors and enquiries, registering on sales database.

  • Optimise sales opportunities through the effective use of retrawling system.

  • Pre-qualify customers in respect of affordability and individual needs, in order to negotiate effectively.

  • Promote the use by customers of company approved independent mortgage brokers and solicitors in order to facilitate the achievement of contract exchange deadlines.

  • Utilise sales tools, promotions, and incentives in accordance with company procedures to maximise the selling price of properties.

  • Present the product being sold, whether it be properties or optional extras, in a manner that maximises selling prices

  • Complete all necessary sales paperwork in accordance with company policy as contained in Sales Manual.

  • Complete reservation paperwork on YourKeys and Reservation Check list at reservation.

  • Ensure all reservations proceed to exchange contracts in line with the agreed date at time of reservation (usually 4 weeks) and customers are kept informed throughout the home buying process.

  • Manage legal completions in line with the Company target.

  • Inspect plot with Site Manager to ensure the plot is complete and to specification.

  • Carry out home demo to the customer with the Site Manager.

  • Ensure property is ready for Handover and Release keys once funds are cleared.

  • Effectively manage all customers and deliver excellent customer service in line with the Customer Journey.

  • Effectively manage and resolve customer complaints.

  • Prepare weekly visitor reports.

  • Prepare weekly Sales Progression Report to YourKeys.

  • Research the new build marketplace within designated areas in order to be able to sell above the competition.

  • Ensure compliance of AML and consumer code

    Educated to A Level standard

  • Demonstrate a broad knowledge of the local housing market.

  • Demonstrate a knowledge and understanding of Anti-Money Laundering process.

  • Aware of a positive health and safety culture requires for the workforce and for potential customers.

  • Experience of using an IT sales system.

  • Be able to demonstrate excellent customer relations skills.

  • Can communicate confidently with members of the team, customers, all internal departments, and outside agencies.

  • Previous Sales experience, track record of selling new homes both off plan and with show homes.

  • Broad product knowledge of the housing market.

  • Demonstrate an understanding of the conveyancing process.

  • Demonstrate an understanding of the mortgage application process.

  • Demonstrate excellent negotiation skills.

  • Ability to work under pressure to achieve deadlines.

  • Ability to report weekly sales, progression, conveyances v Company Targets.

  • Proficient in Microsoft Office.

  • Experience of effectively liaising with IFAs and Solicitors.

  • Excellent presentation and customer liaison skills with strong communication skills.

  • Flexible attitude - willing to adapt work and hours to succeed.

  • Ability to report weekly sales, progression, conveyances v Company Targets.

  • Proficient in Microsoft Office.

  • Self-motivated.

  • Strong interpersonal skills.

  • Outstanding customer service skills
