Full Job Description

TM Fortis Solicitors Ltd is a fast-growing, well established firm South Manchester-based, specialising a full range of legal services including personal injury claims, immigration, property, family law and criminal law. We are now looking to recruit a newly qualified Residential Conveyancing Solicitor to assist the head of the property team across the conveyancing process for a fixed term of 12 months to cover maternity. You should be comfortable with handling your own caseload and should be able to start immediately. Candidates will have experience of the full life cycle of conveyancing transactions, encompassing sales and purchases of freehold and leasehold properties together with post exchange experience.

The Opportunity

  • This is an office-based role.

  • This residential conveyancing solicitor role will see you undertake a broad range of residential conveyancing work.

  • This is not a volume conveyancing role and you can expect to enjoy a high-quality caseload and to work in a progressive and well-run environment., On a day-to-day basis you will run your own caseload and be comfortable supervising and delegating workload. A good basic understanding of procedure and practice in all conveyancing matters from start to finish of the transaction will be required. The ideal candidate will need to be able to work under pressure, hold excellent client care skills, work well with others in the team, and be well organised.


  • Duties will include but not limited to
  • Handling a wide varied caseload of residential property transactions.

  • Handling matters from pre-exchange to completion.

  • Confident in providing advice on a wide range of residential property matters to both local and national clients.

  • Liaising with a wide range of third party i.e. other side solicitors, estate agents, clients, land registry etc in person, over the phone and electronically i.e. email.

  • Property Title Checks.

  • Raising initial enquiries.

  • Dealing with mortgage offers and brokers.

  • Reviewing client source and proof of funds.

  • Verifying Client ID.

  • Dealing with enquiries on sales and taking instructions from relevant parties such as the client or management company.

  • Preparation of Conveyancing Fee quotations for fee enquiries for various conveyancing transactions.

  • To prepare correspondence and documents using audio typing, word processing or digital dictation methods where necessary.

  • General filing and administrative duties.

  • Photocopying and Scanning.

  • Dealing with client and third-party enquiries - in person, over the phone and by email.

  • To carry out Land Registry priority searches and bankruptcy searches.

  • To request online searches, completing various search forms on the computerised system.

  • Prepare and issue Contract Pack for property Sales.

  • Obtaining Redemption Statements.

  • Draft Completion Statements.

  • Draft letters to clients and third parties.

  • Chase Sales memorandum and Contract Packs.

  • Request initial payment from clients for Property Purchase matters.

  • Drafting Transfers and Requisitions on Titles.

  • Attend the necessary tasks required for a residential transaction to progress from start to finish with minimal supervision.

  • Other duties as assigned by the head of the conveyancing department.

  • Experience of shared ownership and new build preferable.

  • To be considered for this role prior experience in a law firm environment is required with exposure to residential and commercial conveyancing or wider property matters working in a similar position

  • Have a full understanding of the conveyancing process

  • To be able to work under pressure and in a busy department

  • Proven ability to work effectively in a service-driven team environment.

  • Proficiency in operating IT systems, including Microsoft Word, Excel, and Outlook.

  • Exceptional attention to detail, ensuring accuracy in all tasks.

  • Outstanding interpersonal skills, allowing you to collaborate effectively with colleagues and clients.
