Full Job Description

The Maintenance Manager's role is to conduct and organise maintenance of the client's electrical network and assets, whilst ensuring that there is no unplanned disruption to the electricity supply. The job holder is also responsible for the management of engineering and craft resource to ensure maintenance activities are undertaken in a safe and efficient manner.

The Commercial Buildings Business unit holds responsibility for the control, operation and maintenance of High and Low voltage electrical networks at various sites. These sites are primarily on the Canary Wharf Estate.

The successful candidate will be at the operational heart of this arrangement, and hold responsibility for operational and maintenance duties, including Management responsibility for key staff, contractors and network assets / maintenance.

The Maintenance Manager reports into the Client Delivery Manager and holds responsibility for the day-to-day operational work. In delivering the Operation & Maintenance activities, the Maintenance Manager must ensure accurate records are maintained and prepared for the clients to demonstrate auditable compliance against commercial contracts.

Principal Accountabilities:

  • Undertaking and planning of maintenance of the Commercial Buildings HV/LV networks to meet scheduled targets.

  • Produce an annual maintenance plan for acceptance by relevant building management.


  • Ensure all work is undertaken in accordance with UKPN policies and procedures for health, safety, quality, environmental and welfare.


  • Delivery (and compliance with) safety related audits and actions


  • Maintaining security of the client's electrical supplies at all times


  • Meeting the customer's expectations in respect to quality, flexibility and reliability of service.


  • Completion of necessary associated administrative duties including production of monthly report to the Client Delivery Manager.

  • Ensure maintenance reports are prepared and provided to the client in a timely manner.


  • Support the customer organise and deliver new connection requests, change of tenancy, energisation / de-energisation as required on the LV metered network including liaising with UKPN to raise supply MPANs.


  • Supporting the Client Delivery Manager in projects and duties as assigned, and in delivery for key areas of performance.


  • Carry out operational Senior Authorised Person duties in the delivery of the operations and maintenance requirements and new supplies.


  • General Availability out of normal office hours for fault response.


  • Management of contract resources in the delivery of operations and maintenance works.


  • Raising quotations for re-chargeable works.


  • Manage client interface to ensure all maintenance requirements are met minimising disruption to the building tenants.


  • Nature and Scope:

  • Co-ordinate day to day construction and maintenance activities with Client / Principal Contractor's ensuring programmes are met.

  • Obtain quotations from suppliers and manage Purchase Order requests in coordination with Finance & Governance team.

  • Change Management - ensure early warning notices etc. are brought to the attention of the Stansted Manager / Commercial Manager & Client.


  • Provide technical support as part of the Operation &Maintenance team.

  • Deliver team briefings, give feed-back where necessary.

  • Identify potential project risks/opportunities (raise awareness within team / company).

  • Proactively seeking continuous improvement.

  • Required to participate in a standby rota and work additional hours as required to maintain the supplies to the Client infrastructure.

  • Support the Client Delivery Manager in the delivery of the Client development and Key Account Management Plan.

  • Represent UKPNS at client and contractor meetings as required to meet the client requirements.

  • Manage the compliance with all SHE&Q procedures required by UKPNS and the clients we work with.

  • Specification and procurement of goods and services to complete engineering tasks.

  • Day to Day Management of Operational team including setting of IPR's, control of overtime and operational costs.

  • Management of the day to day activities of the team to ensure the successful completion of all engineering tasks.

  • Working with the Client Delivery Manager to ensure all commercial, contract and financial aspects are complied with for the Operational Team.

  • Working with the Client Delivery Manager to ensure sufficient resources are available in line with the agreed plans to complete all engineering activities in line with the client requirements.

  • Delivery (and compliance with) safety related audits and actions.

  • Compliance with the Distribution Safety Rules and Authorisation Processes.

  • Preparation of Method Statements and Risk Assessments.

    Electrical Engineering Technical Qualification

  • Computer literate in MS Office software applications.

  • Experience in distribution systems, particularly switchgear, transformers /cables and knowledge in protection systems.

  • UKPN Senior Authorised Person

  • Hold a current and valid full UK driving licence.

  • Provide technical support as part of the Commercial Buildings team.

  • Attend and contribute to team briefings, give feed-back where necessary

  • Identify potential project risks/opportunities (raise awareness within team / company)

  • Proactively seeking continuous improvement

  • Ability to read electrical line drawings and understand content.

  • Aptitude to manage contractors

  • Ability to work in different environments, including confined spaces and at height

  • A thorough understanding of all statutory requirements, including HS&E regulations.

  • Strong Team player

  • Living within 2 hours of the key sites.

  • Required to participate in standby arrangements and work additional hours as required to maintain supplies.

  • Ability to work unsocial hours to respond to faults on system

  • Basic knowledge of finance

  • An ability to travel around the Commercial Buildings clients' sites.

  • Relevant Safety Qualification such as IOSH or NEBOSH.

  • Supervisory qualification (Certificate in Management or equivalent)

  • Health & Safety Responsibilities

    Managers and supervisors carry both legal and company responsibilities for ensuring the health and safety of their employees, those under their control and those who might be affected by the work undertaken, i.e. public, visitors and employees of other organisations. This includes briefing individuals working for them and ensuring there is the necessary understanding, competence and application of requirements to work safely and without harming the environment.

    Employees will ensure they fully understand the health and safety risks involved in their work activities and their responsibility to apply the controls needed to manage those risks to acceptable levels. Similarly where work activities can have an adverse impact upon the environment, and particularly where there are legal requirements, employees will understand those impacts and the controls they must ensure are applied.

    Employees need to be aware that for some craft and operational roles that work at height, or use fall arrest devices, there is an upper weight limit of 116Kg due to maximum safe working load of the safety equipment that is used.
