Full Job Description

Exciting prospect! We require a Estates/Block Manager in the execution and delivery of all services pertaining to the operational management of the property portfolio assigned. Provide full clerical and administrative support to the Property Management Team (including the accounts team) - there is plenty of opportunity to grow this role and develop a team. Contribute to the safety and wellbeing of all users of the building/estates. The position is full time and part hybrid part office based.

Block Management experience essential and qualifications preferred.

Office close to Royston train station close by for non-drivers.

Mondays and Fridays office based in Royston - Hybrid Tuesday - Thursdays

Manage and be responsible for your own portfolio of Blocks

Generate new business and promote the importance of customer service and client relationships within the Warmans team

· Build good client relations with appropriate occupier representatives; propagate open communication and flow of information on building issues

· Keep up to date records of compliance/operational processes and procedures

· Procuring quoted costs and other appropriate information to facilitate the production and subsequent management of the building service charge budget

· Ensuring that health & safety, emergency procedures and safe working practices are enforced and conform to current legislation.

· Undertake regular physical inspections of completed works and service contracts and of all areas of the premises in their entirety where relevant

· Ensure all aspects of routine correspondence and lead on administrative duties to support the efficient running of the building management office are in place

· Ensure building audits and log books are being completed and updated regularly as per company policy

· Review permit applications ensuring all relevant sections are completed as per Risk Assessments and Methods Statements

· Ensure that the production of service specifications, contracts and associated documentation properly represent the service requirement of the premises and are presented and executed in accordance with company guidelines

· Oversee with placing, tracking and processing of service charge orders and invoices ensuring costs are coded correctly as per the building service charge budget

· Oversee tracking and processing of service invoices and the production of management accounts

· Procure costs for production of annual building service charge budgets and the input of internal resources ensuring strict adherence to the published programmes

· Research and collate operational data required for the production of client reports

· Take ownership of the Warmans vision and values ensuring that they are fully integrated in to all of the buildings services

· Provide support and assistance to the wider Estates Team when required

· To take responsibility for self-development learning and attend training courses as required

Manage staff where necessary

· Other duties as directed

  • Property Management: 5 years (preferred)

  • Customer service: 5 years (preferred)


  • Licence/Certification:
  • Driving Licence (preferred)

    £35,000 - £40,000 a year - Permanent, Full-time, Skills, excellent work ethic, Knowledge and Experience essential. Must be 100% trustworthy and reliable and take pride in their job.


  • Bonus scheme - 10% net commission on new clients brought in by yourself (based on our minimum fee applied) and added to your portfolio ongoing annually whilst the client is with us (our minimum management fee applies)
